Over the past 5 years, I've taken 20+ residential projects through permitting and construction — from hurricane-zone villas in the US Virgin Islands to concrete-frame homes in California and timber builds in British Columbia. Budgets have ranged from $100K to $3M. I work with developers, contractors, and homeowners across the US, Canada, and Europe. My focus is custom residential — schematic design through permit-ready construction documents — in Archicad and BIM. I produce full CD sets built for submission, not just pretty drawings. Jurisdictions I've worked in: USVI, Florida, Mississippi, Ohio, California (US); British Columbia and Montreal (Canada); Romania and Croatia (Europe). I've applied the IRC and IBC across multiple states and provinces, and I've designed in seismic and hurricane zones. What I don't do: recycle previous designs. Your brief is never identical to someone else's, and your project shouldn't look like it is either.
