I clear active judgments, liens, and other encumbrances based on their expiration dates and each state’s statute of limitations. I also verify and resolve issues by matching Social Security numbers to confirm whether they relate to the property owner. Additionally, I maintain communication with lenders by providing updates and follow-ups via email, and I coordinate with title companies to track and monitor estimated turnaround times (ETAs) I can type 60-80 WPM.
