I underwrite commercial real estate deals and build the investor materials that go with them โ the model and the deck, by one person, so the numbers in the deck are the numbers in the model. Clients have closed over $2 billion of acquisitions and new developments on underwriting and investor decks I built. Cornell MBA with a graduate minor in real estate. Where I'm most useful: - Underwriting and financial models โ ground-up development, acquisition, refinancing and HUD-financed multifamily. DSCR and debt-yield loan sizing, promote waterfalls, refi-versus-sale scenarios, sensitivity tables. - Model audits and logic checks โ you have a model and something in it doesn't tie. I find what's wrong and fix it: missing interest reserves during construction, a waterfall that breaks when you switch off the refinancing, IRRs that don't reconcile across hurdles. - Investor decks and offering memorandums โ built out of the model, not out of a template. - Market and submarket research โ rent and expense comps, job growth and insurance cost screening, site selection scorecards.
