Ever since Openclaw came out, I have been focused exclusively on setting up the most efficient and productive systems and workflows possible. It was a painstaking learning process to set my system up and configure the proper settings, but today my system runs 24/7 via WSL2 using Tailscale for remote access, Oauth for token management, building new products [I use Vercel and Supabase for this] and automatically downloading and integrating new skills and improving itself constantly. This has been an exciting undertaking and I'm just getting started Before this, I have been sourcing off-market multifamily deals across the southeast for more than a decade, largely through opportunities in the Freddie/Fannie/CMBS debt markets using software including Trepp, Real Capital Analytics, RedIQ, Excel, and CoStar. I have personal, hands-on experience in every step of the acquisitions/dispositions process from beginning to end (specific skills detailed below). Separately, I also run my own portfolio of real estate assets as well. Most recently, I have been running institutional multifamily modeling/underwriting for an asset manager focused on the Carolinas, Florida, and Texas. This work includes lead generation, sales and rent comp analysis, deep dive market analysis [avg HH median income growth, new-unit construction pipeline, population growth, absorption rates, etc], unit CapEx cost analysis, COC/IRR/EM, GP/LP cash flows, and other return metrics. And finally, I spend time daily to remain up to date on the larger economic market forces that not only affect current investment market conditions, but also directly influence accurate underwriting analysis and property valuation forecasts.
