Jarvis H.
Senior Architectural Designer | Permit-Ready Plans with Licensed Team
Most clients don’t struggle with ideas — they struggle with getting drawings approved. That’s where I come in. With 15+ years of U.S. project experience, I help homeowners, developers, and investors move from early concepts to permit-ready drawings that city reviewers can actually approve — not just nice-looking plans. From the very start of your project, I work with permitting in mind: I review zoning constraints, setbacks, and basic code requirements I develop clear, buildable layouts that align with IRC / IBC standards I prepare drawings in a format planning departments expect I anticipate common city comments and design to reduce revisions I handle the full drawing workflow, including: Existing conditions & as-built drawings Schematic design and space planning Design development Full permit sets (plans, elevations, sections, details) Redline corrections after city or county review I primarily work using AutoCAD for precise, permit-ready drafting, and I also use SketchUp for early 3D massing and client visualization when needed. PDFs and markups are coordinated efficiently using Bluebeam, ensuring smooth collaboration with contractors, engineers, and review teams. While I am not yet a licensed Architect, I work directly with a team of U.S.-licensed Architects and Professional Engineers. When your jurisdiction requires stamped drawings, my licensed collaborators review, coordinate, and provide the necessary approvals — so your project stays compliant and on track. My experience includes: Single-family & multi-family residential projects ADUs, garage conversions, and additions Remodels and interior reconfigurations Small commercial and mixed-use spaces Permit submissions across multiple U.S. jurisdictions Clients hire me because I think like a reviewer, draft like a professional, and communicate clearly at every step. If your goal is to move efficiently from idea to approved permit drawings, I can guide you through the process from day one. If you want drawings that don’t get stuck in review cycles, let’s start with a clear plan.
