Construction Estimator | Material Takeoff | Cost Estimation| Bid GC

I read drawings like an engineer and deliver quantities like an estimator. Civil Engineer with an NCEES-evaluated degree and field experience as a Resident Engineer, now specializing in construction quantity takeoffs for U.S. contractors, fabricators, subcontractors, and estimating firms. Bilingual: English / Spanish. I work on commercial, retail, industrial, tenant improvement, and residential projects, with a strong focus on Structural Steel, Miscellaneous Metals, and multi-trade takeoffs. WHAT I TAKE OFF Division 03 / 04 — Concrete & Masonry Footings, slabs on grade, walls, thickened edges, saw cuts CMU masonry and related quantities Division 05 — Metals Structural steel: beams, columns, joists, angles, connections Stairs and miscellaneous metals Handrails and guardrails Ornamental and aluminum fences and gates Division 06 / 07 — Framing & Exteriors Wood framing Siding (lap, board & batten, stone veneer) and exterior trim Roofing Division 08 / 09 — Openings & Finishes Doors, frames, windows & storefront Drywall and metal framing Paint, interior finishes, and flooring Division 32 — Site Chain link, vinyl, and aluminum fencing and gates WHAT YOU GET Excel quantity takeoff Organized by assembly and location Clear item descriptions and quantities Detailed breakdowns with totals (LF, SF, EA, and steel weights) Bluebeam-marked drawings Color-coded markups with a clear legend Quantities traceable directly to the plan sheets Documented assumptions Scope gaps, unclear details, and discrepancies identified before bid submission My goal is simple: give you a takeoff your estimator, PM, or purchasing team can use without having to call me to explain it. WHY AN ENGINEER? I don’t just measure drawings. I review detail callouts, sections, schedules, connection notes, dimensions, and plan-vs-section discrepancies that are easily missed during a takeoff. With experience across structural work, concrete, metals, exteriors, and finishes, I can handle multiple scopes within the same project while keeping the deliverable consistent and organized. TOOLS Bluebeam Revu • Excel • AutoCAD (review) TURNAROUND Single-scope takeoffs: 24–48 hours Full commercial sets: 3–5 business days I confirm scope, deliverables, and timeline before starting. Have a plan set and bid date? Send them over. I’ll tell you exactly what I can cover, what I need from you, and when you can expect the completed takeoff.
