Before you commit to a parcel, you need three answers: what fits on it, what blocks it, and which layout works best. I deliver those answers as measured drawings, not opinions. Eight years in urban planning documentation — general plans for entire settlements, comprehensive territorial plans, detailed district plans. Project sizes from 2.45 acres to 272 acres (110 ha). Most people drawing site plans have never worked at settlement scale. That is where judgment comes from: knowing which constraint actually constrains, and which one a planning department will waive. I also build the tools. Working at settlement scale means the work does not stay manual: I write Python/ArcPy to do the repetitive spatial part and to flag the cases where an automatic answer should not be trusted. At production scale that approach closed 27,485 validation errors across eight municipal datasets in one week — I instrumented the process, diagnosed the systemic causes, and ran the remediation with the team. What clients hire me for: — Buildable area / development envelope for a single parcel — Zoning feasibility: what the current district allows, what a rezoning would open — Subdivision and lot layout, two to three concept options — Constraint mapping: easements, setbacks, buffers, karst, floodplain, slope — Automation of any of the above across a portfolio of parcels, including cleanup of the data it runs on What I do not do: I am not a licensed PE or PLS. I do not stamp drawings, and I do not do engineered stormwater or structural design. If your project needs a seal, you need me before that stage — to decide what is worth sealing.
