I build AI systems for businesses that run on messy operational data. I'm the founder of Winans Labs, a Dallas studio that designs and builds custom AI systems and automations. Before I built software, I spent fifteen years as a real estate broker and mortgage originator. That matters more than it sounds. When an operator says delinquency is threatening a manager's incentive payout, or an investor needs heir interests traced through probate records, I don't need it explained. I work in plain business language. We can talk about vector databases if you want, but you shouldn't have to. What I do: take a workflow someone runs by hand and turn it into a system that runs without them. Usually that means pulling data out of systems that were never meant to talk to each other, then putting it somewhere a non-technical person can act on it. How I work: start small. One system that pays off on its own, at a fixed price agreed up front, before anything else gets built. If an off-the-shelf tool already does the job, I'll tell you to buy that instead. Best fit: real estate, property management, lending and title. Also a strong fit if you run an operations-heavy business, haven't used AI yet, and aren't sure where it would help. It checks 27 business rules every day, routes alerts by role, runs the manager incentive program, and includes a knowledge assistant that answers from the company's policies with cited sources. In daily use by leadership and property managers. • A data pipeline and research bots for a Texas real estate investor. It turns delinquent tax rolls from several counties, 150,000+ records in formats nobody else could parse, into a ranked list of inherited properties, then finds and verifies heirs and delivers them to the CRM. • An instant roof-quote platform: a homeowner types an address and gets a priced, line-item quote in seconds from satellite imagery.
