Most of the clients I work with come to me when the books have fallen behind, reconciliations are not tying out, or they simply need someone reliable to take ownership of the property accounting. I work mainly with AppFolio, QuickBooks Online, and Buildium, helping property managers, landlords, and real estate companies keep their books clean, accurate, and easy to review. Over the past 5 years, I’ve handled everything from day-to-day bookkeeping to larger cleanup and catch-up projects. On Upwork alone, I’ve completed more than 4,200 hours of work, much of it around property management accounting and reconciliation. My day-to-day work usually includes: AppFolio bookkeeping and cleanup Bank and credit card reconciliations Trust account reconciliation Tenant ledgers and rent activity Security deposits and owner balances Accounts payable and vendor bills Accounts receivable and owner invoicing QuickBooks bank feeds and transaction coding Property/class tracking across multiple entities Owner statements and financial reporting Month-end close and general ledger review One thing I pay close attention to is ensuring transactions are not just “cleared” for the sake of getting through the bank feed. I look at where each transaction belongs, which property or entity it relates to, how it affects the GL, and whether anything looks unusual before it becomes a bigger issue later. I’m also comfortable working between property management software and QuickBooks when both systems are part of the accounting workflow. The main tools I use for property accounting are AppFolio, QuickBooks Online, Buildium, Yardi, Rent Manager, Excel, and Google Sheets.
