Your portfolio shouldn't need you in it every day. Most owners I work with are in the same position: the operation runs, but only because someone senior is holding it together by hand. The numbers live in three places, nobody's certain what's off track, and every decision routes back to one person. I've been on both sides of that problem, running the operation and owning the books, and the fix is usually the same. Make the numbers visible, then push the decisions down to the people closest to them. At Real Property Management Express I ran a 300+ unit portfolio that leased at 7% above market rents with days-on-market 10% below competitors, while holding the management company at a 3.5x labor efficiency ratio (EBITDA = 3.5x payroll). That work led to Director of Training and Technology, building and teaching the systems across 8 offices in 2 states. Today I work with property management companies across the U.S. on trust accounting, owner reporting, and operational structure — roughly 3,000 units collectively. Operations: KPI scorecards, SOP development, staff accountability structures, leasing performance and pricing strategy, maintenance workflow, weekly operating rhythm and owner reporting. Accounting: Trust accounting and three-way reconciliation, month-end close, owner statements and distributions, AR and delinquency, chart of accounts cleanup.
