Property managers and small businesses hire me to keep their books accurate, reconciled and ready for owners and accountants. For 4+ years I’ve done day-to-day bookkeeping, mainly in AppFolio and QuickBooks Online, for a New York real estate firm. I also work with one ongoing client across QuickBooks Online, Xero and Dext, handling receipt capture, bank reconciliation and monthly bookkeeping. What I do each month • Bank and credit card reconciliations across properties or entities • Accounts payable and receivable: bills, vendor payments, tenant billing, AR aging • Receipt and bill capture with Dext, reviewed before anything posts • Owner statements, security deposits and CAM charges (AppFolio) • Month-end close: P&L, balance sheet, trial balance • Cleanup of behind or messy books, with a written list of what I found How I use AI and automation Where a client is comfortable with it, I use Claude and Dext to speed up the repetitive work: matching transactions, drafting categorizations, reading receipts and writing up exceptions. I don’t paste sensitive client data into any tool without your say-so. AI proposes, I decide: I review every entry myself, and anything I can’t support goes on a short exceptions list for you instead of being guessed at. If you’d rather I don’t use AI on your books, that’s fine, and I work the same way without it. Good fit if you: manage property or run a small business, are moving to AppFolio or Dext, have a reconciliation backlog, or need a reliable monthly close. Not the best fit: UK VAT filing, payroll, or work that needs a Xero certification. I’d rather say so now. Typical first step: a short paid review of your books, so you get a written list of issues and an hour estimate before committing to more. Based in India, Mon–Fri, 2:00 PM to 11:00 PM IST (about 4:30 AM to 1:30 PM ET).
